Big money in storage business

(NYTIMES) - Early in the pandemic, Ms Katharine Lau, a commercial real estate professional, turned her focus to decluttering, and as she stared at a pile of unneeded things, she wondered how she could save them despite her lack of space. "It was the first time I thought about self-storage as a business, which I always thought was so unsexy and so uncool that I didn't want to get involved," she said. "But I began to think about whether I could monetise under-utilised pieces of existing commercial real estate and pair it with technology." The company she created, Stuf Storage, sets out to do just that. With US$1.8 million (S$2.45 million) in seed funding announced in December, Stuf joins a big, disaggregated industry. More than 30,000 owners operate roughly 55,000 self-storage facilities nationwide, according to statistics from the Self Storage Association, a trade group. Five publicly traded real estate investment trusts with storage businesses - like Public Storage and CubeSmart - are ubiquitous along highways and in industrial areas, but "the industry remains largely made up of small-business owners", said Mr Timothy J. Dietz, president and CEO of the trade organisation. Before th...

Intensified Real-Estate Market Regulation Ushers New Opportunity for Broad Homes

HONG KONG, Sep 28, 2021 - (ACN Newswire via SEAPRWire.com) - Recent concerns surrounding the debt-laden property developer have crippled all sectors of the China real estate market. Under the superposition of the new normal - COVID-19 pandemic, China's "14th Five-Year Plan" & "Three Red Lines" policy, and double concentration - China's real estate market is undergoing one of the most extensive reforms over the past two decades. The market is overly worried about the possible collapse of the debt-laden property developer and its potential impacts, and negative market sentiment drove Broad Homes' valuation to hit bottoms. Broad Homes' management commented: "The Company does not have back-to-back contracts and direct accounts receivables with the debt-laden property developer; most projects are settled in cash or acceptance bills. Additionally, the Company has also strengthened controls over possible risks of default on related projects from a year ago."Regulation tightening of China's real estate industry can be regarded as a fresh new opportunity for Broad Homes' strategic business development. Broad Home's "two-wheel" business strategy - To-B business (PC units) + To-C business ...

China’s Evergrande tycoon loses $25 billion as investors revolt

SHANGHAI (BLOOMBERG) - Just eight months after celebrating a narrow escape from financial disaster, Chinese billionaire Hui Ka Yan finds himself back in crisis-fighting mode. Resurgent concerns about the health of China Evergrande Group, Mr Hui's flagship property company, have pushed its stock to within a hair's breadth of the lowest level since March 2020. Bondholders are rushing for the exit too, spooked by missed payments at the developer's affiliates and a report that regulators are probing Evergrande's ties to an obscure bank in northern China. It's yet another dramatic turn of events for a tycoon whose ups and downs are extreme even by the standards of China's volatile markets. At US$19 billion (S$25 billion), Mr Hui's net worth has tumbled by about a third since he clinched a deal with investors to avert a cash crunch in September. It's down by more than half from a 2020 peak, according to the Bloomberg Billionaires Index. The turmoil has the potential to spread much wider. With 1.95 trillion yuan (S$403.7 billion) of liabilities - including dollar bonds that sit in portfolios from Hong Kong to London and New York - Evergrande is the world's most indebted real estate compan...

New initiative to get residents to pick up after their dog

SINGAPORE - There have been calls over the years for harsher penalties for dog owners and walkers who fail to pick up after their dogs in public spaces. Such behaviour can also cause friction among neighbours. To encourage dog owners to clean up their act in Bukit Timah, where up to a third of the households are dog owners, a group of young people launched the PAWsitive Norms campaign last Saturday (April 10). They aim to get dog owners to abide by what they describe as previously unwritten social norms - namely keeping dogs leashed on walks, cleaning up any dog waste and throwing it away in designated bins. "For a lot of us in the area, this issue (of dog waste littering) is a longstanding one so we decided to take it into our own hands," said Mr Tatum Khoo, chairman of the Bukit Timah Youth Network behind the campaign. The 24-year-old public servant said the idea had been in the works for a while, but was firmed up at the end of last year. For a start, the campaign has invited people to make virtual pledges to express their support for the guidelines. The campaign has started in the Mayfair Park Estate in Upper Bukit Timah, and organisers hope to take it throughout the estate and...

China cracks down on fake divorces that let people buy more properties

BEIJING • A surge in real estate prices in Shanghai and Shenzhen has prompted the authorities to rein in speculation, in line with the Chinese government's resolve to keep the property market in check. Shanghai officials unveiled policies late on Thursday to cool the local market, including a measure designed to plug a loophole long exploited by buyers using fake divorces to become eligible to purchase more properties or obtain mortgages. The city will also levy a tax on sales of houses purchased within five years, up from the previous two-year barrier. This is "aimed at resolutely enforcing the decisions of the central committee of the Party" and "firmly upholding the policy stance that houses are for inhabiting, not for speculation", the Shanghai municipal government said in a statement, referring to President Xi Jinping's vow first made in 2017 to boost housing affordability. With the new policy, Shanghai follows big cities including Shenzhen and Hangzhou to crack down on housing speculation via fake divorces since 2018. As most Chinese cities limit home-buying demand by capping the number of properties a family can own, divorce becomes a way to bypass the restriction. In Shangh...

Millennials, talk estate planning with your parents

NEW YORK (BLOOMBERG) - Despite years of being seen as self-involved, overindulged children who cannot get it together, millennials have been growing up. In fact, some millennials are ageing into their 40s. This means that our parents, many of whom are baby boomers, are reaching an age at which we will need to have some difficult conversations with them. One that is paramount is the estate planning discussion, which goes far beyond the matter of wills and inheritance. We often think of estate planning as the process of designating who receives what assets and how to settle any debts. But an estate plan also involves detailing who would make decisions should a parent be incapacitated. That way, if an emergency arose, loved ones could immediately focus on their care instead of stressing about how to make critical choices. Without an estate plan, a child may be at a loss about what a parent would want, and the courts may need to step in. Documents and information you need Wills are important for settling an estate upon a loved one's death, but there is other paperwork your parents (and anyone, really) should have in order while they are alive. Documents like power of attorney, healthca...

Luxurious UK homes used for money laundering

(BLOOMBERG) - Investors are not the only ones who are snapping up all the best homes in London. The UK property market is increasingly a prime target for money laundering, with London's most expensive homes attracting criminal buyers as a way to hide dirty cash. There is now a high likelihood of buyers using real estate in the United Kingdom to disguise illegal activity, up from a medium risk three years ago, the British government said in a recent report assessing money laundering and terrorist financing last year. The findings also upgraded the risk to the estate agency sector to medium. "It is likely that criminals favour locations with high-value properties such as London, Edinburgh or university towns, with London in particular considered highly desirable for overseas entities to operate a residential or commercial base in," the report said. The Covid-19 pandemic has only made the sector more vulnerable to dirty money, as shaky demand for extravagant homes increases the chances of getting a discount. While criminals may also exploit struggling businesses to obtain real estate sold out of desperation or bankruptcy, residential property is seen as a higher risk than commercial, ...
