HDB resale prices climb for 4th straight quarter amid Covid-19 vaccine optimism

SINGAPORE - The Housing Board resale market remained steadily robust in the first quarter of this year amid Covid-19 vaccine optimism, with prices of resale flats rising for the fourth consecutive quarter even as fewer flats changed hands. The resale price index for the first three months of the year was logged at 142.2, an increase of 3 per cent over that in the fourth quarter of 2020, according to figures released by HDB on Friday (April 23). Prices rose 8.1 per cent year on year. Last quarter's HDB resale prices were just 4.8 per cent lower than their peak in the second quarter of 2013, said Ms Christine Sun, OrangeTee & Tie's senior vice-president of research and analytics. She noted that the roll-out of Covid-19 vaccines around the world and anticipated global economic recovery stoked a frenzy of property-buying activity worldwide, which in turn lifted market sentiment for the HDB resale market. Singapore’s million-dollar HDB flats: Where are the 6 most expensive units ever sold located?

SINGAPORE - In spite of the Covid-19 pandemic, a total of 82 Housing Board flats were sold for at least $1 million last year, compared with 64 in 2019. The first two months of this year saw 36 such transactions, compared with just eight in the same period last year. HDB flats that crossed the $1 million mark have been a fairly recent phenomenon. Pre-1987 HDB flats mostly upgraded; 56k newer flats next in line for home improvement programme

SINGAPORE - The majority of the 320,000 eligible flats built up to 1986 have undergone upgrading works under the Housing Board's Home Improvement Programme (HIP). Of these, about 215,000 flats, spread across 230 projects, have completed upgrading works, while works are currently under way for about 96,800 flats, spread across 101 projects, said the HDB in an update on Tuesday (March 2). Works on the remaining flats will be implemented progressively. Next in line for upgrading will be a newer batch of 230,000 flats built between 1987 and 1997. The HDB also said on Tuesday that the first batch of about 56,000 units have been selected for the Extended HIP, but did not specify a time frame for the roll-out. Parliament: 1,700 flats surrendered to HDB over past 5 years, reasons include divorce

SINGAPORE - About 1,700 flats were surrendered to the Housing Board over the past five years, including 700 that were given up due to reasons such as break-ups or divorces. These figures were revealed by Senior Minister of State for National Development Sim Ann in Parliament on Tuesday (March 2), in response to Mr Gan Thiam Poh (Ang Mo Kio GRC). Ms Sim said the 700 flats were surrendered to HDB mostly because of changes in their owners' circumstances within their minimum occupation period (MOP). Half of all two-room flexi flat buyers are aged above 55, says HDB

SINGAPORE - Two-room flexi flats have proved popular with older buyers, with more than half of them aged 55 and above, figures revealed on Saturday (Feb 27). Singles have been the second-largest group purchasing the units since they were introduced six years ago, the Housing Board (HDB) said. As at Dec 31, about 34,700 two-room flexi flats had been launched for sale since they were brought in by the HDB in 2015. Around 84 per - or 25,189 flats - of the 29,924 units offered have been booked by home buyers, said the HDB. Selections are still ongoing for the remaining 4,700 units. Of these buyers, 56 per cent were older people aged 55 and above. Singles made up 38 per cent while the remaining 6 per cent of home buyers were families. Almost $500 million in Enhanced CPF Housing Grants given to 15,600 first-time HDB flat buyers

SINGAPORE - Close to $500 million has been disbursed to about 15,600 first-time flat buyers since the Enhanced CPF Housing Grant (EHG) was launched in September 2019. Another $748 million in Proximity Housing Grants (PHG) has been given to about 40,200 households since August 2015, said the Housing Board in a statement on Sunday (Feb 21). Both figures were accurate as at Dec 31 last year. The EHG, which goes up to $80,000, is available to eligible first-time buyers regardless of whether they buy a new or resale flat, and has no restrictions on the flat type and location. Of the 15,600 households that received EHGs, 7,700 were first-time buyers of new flats who received about $270 million in total. SINGAPORE - Singapore residents who live in smaller Housing and Development Board (HDB) flats are more likely to have aspirations for better housing, as compared to those who live in five-room or executive flats. HDB to launch 17,000 BTO flats in 2021, including in Bidadari, Queenstown and Geylang

SINGAPORE - About 17,000 Build-To-Order (BTO) flats will be launched in 2021, keeping the supply of new flats in line with what was launched this year. However, given the economic uncertainty due to Covid-19, the Housing Board will monitor the housing market closely and calibrate flat supply if required, said National Development Minister Desmond Lee in a Facebook post on Monday (Dec 21). SINGAPORE - Build-To-Order (BTO) flats in prime locations may receive more subsidies as the Government considers ways to ensure new Housing Board units remain affordable for ordinary Singaporeans.
